DME featured in PropertyNL: The real value of a flagship address

While many companies still struggle to bring employees back to the office, DME Amsterdam's clients face no such hesitation. PropertyNL Magazine spoke with founder Lennard Dorgelo about the resilience of the high-end office market in Amsterdam's canal belt and why global brands are willing to pay a premium for the right address.

Despite ongoing market uncertainty and the broader repositioning many office buildings still require to meet modern sustainability and wellbeing standards, Dorgelo notes that Amsterdam’s high-end office segment has proven remarkably resilient, achieving rents of roughly €500 per square meter. While companies remain cautious about office space in less prime locations, demand for flagship offices in the top segment continues to grow.
International brands such as Birkenstock seek out the best buildings in the best locations; the same places where their customers live and where top talent wants to work. For these companies, rent plays a secondary role compared to the value created by the experience itself; as Dorgelo puts it, it becomes “their own clubhouse.”
The property on Sarphatistraat marks the fourth building DME has acquired since late 2021 for redevelopment at the highest end of the office market. The company focuses on the sustainable, high-end transformation of largely monumental buildings in the heart of Amsterdam, primarily within the canal belt – landmarks within a world-renowned, iconic setting – alongside high-end residential developments in the same spirit.
